FirstService Residential High-Rise Maintenance Supervisor in Catonsville, Maryland

Job Overview:Â Â

The High-Rise Maintenance Manageris responsible foroverseeing the maintenance and custodial departments and ensuring that the physical assets of the Association are properlymaintainedincluding but not limited to mechanical and electrical systems, utilities, structure, pavements, masonry, concrete, signage, security, fire prevention, and interior/exterior appurtenances. In conjunction with the Facilities Manger closelymonitors,identifiesand repairs problems in every phase of the general maintenance of the Association buildings, recreationalamenitiesand the common grounds of the community. Ensures that the areas above are always kept in a neat and acceptable condition. Informs,updatesand makesrecommendationsto the Facilities Manager.Ensures that all support and service is conducted and fulfilled in a manner consistent with the goals and objectives of management and the association.Makes recommendations on repairs, replacement maintenance and implements preventive maintenance asestablishedby Company procedures and guidelines.Â

Your Responsibilities:Â Â

  • Regular attendance and punctualityÂ
  • Maintainsa safe and secure environment through the buildings and community.Â
  • Supervises,trainsand directs maintenance and custodial staff.Â
  • Schedules and assigns work responsibility to employees to meet shift requirementsÂ
  • Performs all Preventative Maintenance tasks with necessary staff.Â
  • Also, preform maintenance work on tasks assigned by the Facilities Manager ina timelyfashionÂ
  • Plans,monitorsand appraises job results; coaches,counselsand disciplines employees in conjunction with the Community Manager according to FirstService Residential policies.Â
  • Assigns work responsibilities to other maintenance employees and custodialstaff andensurestimeliness of project completion.Â
  • Completes all work orders assigned by Facilities Manager ina timelyfashionÂ
  • Assigns one custodial staff member to be the on-call custodian for the Front Desk Receptionist. They will handle their calls each day so that issues of the residents are resolved ina timelyfashion.Â
  • On call availability for emergencies and projects as assigned by Facilities Manager and Community Manager.Â
  • Performs alltasksandschedules forall employees to ensure all seasonal recreational faculties are opened and closed properly.Â
  • Responsiblefor obtainingsetup sheets for eventstheweek prior to the event from the Facilities Manager anddiscussingeach event in detail with the Facilities Manager to ensure everyone is on the same page.Â
  • Ensure that all employees working during Club events in the ballroom or Annex are giving the event coordinator the club phone for communication.Â
  • Plans, monitors, and appraises job results; coaches,counselsand disciplines employees.Â
  • Assesses repair needs and estimated time needed for repair (including evaluating problems todeterminewhether or notprofessionalassistanceor further instruction is neededin order tocomplete task/repair).Â

  • Monitorsthe functions of service contractors and building repair and maintenance contractors.Â

  • Inventories and acquisitions maintenance supplies.Â
  • Maintainsdisaster preparedness byidentifyingpotential problems, developing response plans, managing crises.Â
  • Requests materials, tools, and supplies needed for a job.Â
  • Develops andmaintainsresource management plan which outlines short-term and long-term requirements for repair & maintenance, capital replacement, and capital requirements.Â
  • Maintainsall fire protection and security systems, to include required maintenance, inspections, and documentation.Â
  • Inspects all emergency equipment to ensure complianceÂ
  • Records and evaluates preventive maintenance activities and programs.Â
  • Oversees the construction, installation, and preventative maintenance of equipment.Â
  • Observes/evaluates corrective maintenance or repair on equipment.Â
  • Orients and trains employees to perform maintenance activities and tasks.Â
  • Ensures highly efficient safety program, with emphasis on awareness, discipline, and compliance. Overall safety program to conform with OSHA standards, applicable building safety manual, and other safety venues asdeemedappropriateÂ
  • Performs performance evaluations for all staffÂ
  • Supervises all administrationrelatedto facility maintenance,includingpreparation of budgets, work schedules, goals andobjectives, and purchase/requisition documents.Providesrelated management information products as requestedÂ
  • Record and report all unusual and irregular conditions.Â
  • Maintaincordial, professional manner in dealing with residents, contractors, Management, etc.Â
  • Ensure all equipment, supplies and materials are in functional working condition in a neat and orderly manner.Â

Skills & Qualifications:Â Â

  • High school diploma or equivalency preferred.ÂTechnical background from university or vocational sources a plus.Â
  • HVAC or other training or certification may berequiredÂ
  • Minimum 3 - 5years experience in building trades, repair and replacement maintenance or handy workÂ
  • Knowledge of electrical, plumbing, mechanical, and carpentry trades.Â
  • Must be able tooperatetools and equipment related to facility maintenance.Â
  • Knowledgeable in the use of Microsoft Outlook, Word,Exceland PowerPointÂ

Physical Requirements:Â Â

  • Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting,carryingand moving objects that can weigh up to 100lbsor more followingappropriate safetyprocedures. This movement can occur throughout the day. You must also be able to climb several flights of stairs if necessary.Â
  • Must be able to sit and stand for extended periods of time.Â
  • Must be able to communicate both on the phone and in person with our clients to resolve issues and manage the business.Â
  • Must have finger dexterity for typing/using a keyboard.Â
  • Must be mobile enough to move around both the office, to make copies, send mail and faxes and to walk around the property. This could include lengthy walks on uneven areas.Â
  • Talking and hearing occur continuously in the process of communicating with guests, supervisors, and other associates.Â
  • Capable of working extended hours, including evenings,weekendsandholidaysas necessary.Â
  • This position may alternate between working indoors in a controlled climate and with proper lighting, to an outdoors setting with variable climate and lighting.Â
  • Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills.Â
  • Must be able to work on more than one assignment at a time with frequent interruptions,changesand delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons, employees must remain alert to working conditions and aware of safety, health, and environmental concerns.Â
