Job Description

Position Summary

Brookfield Properties Mulitfamily is seeking a detail-oriented and analytical Financial Analyst, Capital Projects to join our team, focusing on capital improvement budgets, common area and unit renovation project tracking, roll-up, financial reporting, and process management. The Financial Analyst, Capital Projects will play a pivotal role in supporting our multifamily real estate operations capital expenditure projects, ensuring accurate budgeting, comprehensive reporting, and efficient process management. This role will also work together with the multifamily asset management team to optimize capital project returns in the context of overall investment level returns.

Essential Job Functions

• Collaborate with Regional Engineers and onsite property management to develop and maintain comprehensive capital expenditure budgets for unit renovations, upgrades, and major capital projects across our portfolio.• Conduct thorough reviews to validate accuracy and provide actionable insights into capital performance drivers.• Create long-term capital plans to optimize investment timing and asset life cycles, ensuring strategic alignment.• Ensure capital budgets align with corporate financial objectives and funding availability, facilitating efficient capital allocation.• Maintain unit spreadsheets for actuals in renovation projects and collaborate with operations to ensure forecast accuracy.

• Develop and project operating cash flow and capital forecasts to support strategic planning.• Conduct quarterly analysis of actual results, identifying trends and deviations.• Generate detailed monthly and quarterly reporting packages covering capital spending, budget variance analysis, forecasting, and key performance indicators (KPIs).• Coordinate with property management, accounting, FP&A, and other teams to ensure data integrity and consistency.• Develop ad hoc financial models and scenario analyses to evaluate potential capital projects, enhancing decision-making.• Assist Asset Management with monthly guidance and reporting to ensure accurate data and strategic alignment.• Support forecasting enhancement projects and data management within Yardi's Construction Manager Module to improve accuracy.• Prepare schedules and compile data for presentations and management reviews, ensuring clarity and thoroughness.• Perform financial analysis on various operations-related projects to support continuous improvement.• Engage in operational meetings and discussions regarding portfolio capital expenditure budgets, providing analytical insights.• Execute ad hoc analysis for internal and external stakeholders, delivering timely and relevant information.

• Collaborate with the National Director to optimize and document end-to-end capital budgeting, approval, and execution processes, ensuring clarity and efficiency.• Proactively identify areas to improve capital project returns by advising on scope and finish adjustments to asset management team.• Conduct regular audits to ensure compliance and accuracy in financial processes.• Identify and implement opportunities to enhance efficiency through system improvements and automation, driving operational excellence.• Participate in projects leveraging reporting tools to enhance forecasting model accuracy and efficiency.

Education

This position requires a(n) Undergraduate (Bachelor) Degree in Finance, Accounting, Real Estate, Business or related field

Real estate property or portfolio management, asset management analysis - required

Qualitative and Quantitative Financial Analysis - required

Mulitfamily Operations Experience - required

Yardi Software Experience - preferre
