Hiring Ranges: $34.66 - $42.65 Hourly

The Building Inspector II provides expertise in the field of Building inspections to other City employees and to the citizens of Greeley, specifically, plumbing in relation to residential, commercial, industrial, and rental property.

Job Summary: The Building Inspector II provides expertise in the field of Building inspections to other City employees and to the citizens of Greeley, specifically, plumbing in relation to residential, commercial, industrial, and rental property. The incumbent provides information over the telephone, in the office, and at building sites to inspect properties to determine code compliance; writes notices of violations; and works with property owners/contractors to correct violations. The incumbent may be responsible to review and approve building plans; complete forms and reports relating to inspections; log inspections into the computer; and draft correspondence to owners/contractors/and groups. This position may direct assignments of the Building Inspector I position.

Experience, Knowledge, Skills: Must be knowledgeable about potential hazards including lead-based paint, asbestos, electricity, etc., and have situational awareness to work safely in such conditions. Knowledge of local, state, and national building codes and regulations is crucial. This includes knowledge of zoning laws, fire codes, structural requirements, electrical codes, plumbing codes, and accessibility standards. Knowledge of construction principles and practices is essential. This includes knowledge of building materials, construction techniques, structural integrity, and how various systems (electrical, plumbing, HVAC) are installed and function within a building. Ability to identify potential issues or code violations during inspections. This includes being able to spot discrepancies in construction plans, noticing substandard workmanship, and recognizing potential safety hazards. Ability to effectively communicate to convey inspection findings clearly to various stakeholders, including contractors, architects, engineers, and property owners. This includes both written communication (inspection reports, violation notices) and verbal communication during on-site inspections Ability to analyze situations, interpret code requirements, and propose solutions to ensure compliance with regulations while maintaining safety and structural integrity. Knowledge of piping materials, fittings, fixtures, and appliances. Ability to install, repair, and maintain plumbing systems in residential, commercial, and industrial settings. Ability to read blueprints, interpreting building codes, and designing plumbing layouts.

Minimum Requirements High School Diploma/GED Three (3)- five (5) years related construction, structural, electrical, plumbing, or mechanical experience. Master or Journeyman Plumbing license required. Valid driver license. Ability to attain the ICC Residential Building Inspector certification within the first year of employment.

Essential Functions:

INSPECTION: Inspect buildings during construction for integrity and adherence to city codes and ordinances.

REPORTING: Ensure that code deficiencies are reported to the contractor/owner and corrected. Log inspection results into an iPad in the field, and in the office using TRAKiT. Issue summons (Notice of Violation) when necessary.

CUSTOMER SERVICE / COMMUNICATION: Respond to question and inquiries from the public, contractors, architects and engineers regarding building inspections, plan reviews and codes.

Work Environment and Physical Requirements:

Travel: Occasional travel locally to site visits; possible travel to training and certification opportunities.

Work Environment: Position requires extensive time at a computer performing research, and drafting documents nd email communications. This is primarily a sedentary position with business conducted in an office setting. Office environment with travel to and appearance in meetings other formal environments.
