FirstService Residential Superintendent (Live-In) in Jersey City, New Jersey

Job Overview:

Thebuilding superintendentserves as the head maintenance technicianfor the community association. This is a live-in superintendent. The superintendent is responsible forthe overall maintenance supervision of association buildings including all building systems, utilities, security, fire prevention, interior/exterior appurtenances, and all site improvements.They will ensure that all support and service are conducted and fulfilled in a manner consistent with the goals and objectives of management and the association.They will closelymonitor, identify,and communicate problems in every phase of general maintenance of the building(s), including areas of carpentry, electrical work, HVAC, plumbing, mechanics, painting, flooring, patching, general hardware, other minor building repairs, and cleanliness.They will make recommendations, perform repairs, replacement maintenance, and implement preventive maintenance asestablishedby Company procedures and guidelines.

Your Responsibilities:

  • Regular attendance and punctuality.
  • Conduct effective communication with team members, clients, vendors, unit owners, and residents.
  • Ensure clear and transparent communication channels are maintained.
  • Implement record-keeping practices to track and document relevant information.
  • Foster a collaborative environment through open and timely communication.
  • Prioritize and organize record-keeping processes to ensure accuracy and accessibility.
  • Maintainsall mechanical and electrical systems
  • Performs seasonal operations, such as servicing of HVAC systems, boilers, etc.asindicatedin the preventive maintenance program
  • Maintainsall plumbing systems.Learns the location of allrisersshut-off valves and formulates a written location chart.Responsible for allshutdowns
  • Maintainsa safe and secure environment throughout the building(s).
  • Supervises trains and directs maintenance staff through work orders, where applicable.
  • Plans,monitors, and appraises job results; coaches,counsels,and disciplines employees within reason.
  • Assesses repair needs and estimated time needed for repair (including evaluating problems todeterminewhether professionalassistanceor further instruction is neededtocomplete the task/repair).
  • Monitorsthe functions of service contractors and building repair and maintenance contractors.
  • Inventories and acquisitions maintenance supplies.
  • Maintainsdisaster preparedness byidentifyingpotential problems, developing response plans, and managing crises.
  • Completes reports/work orders of repairs (work needed).
  • On-call availability for emergencies and projects as assigned by the Property Manager, or Facilities Manager. (Overtimepay, when applicable, as required by law)
  • Schedules and assigns work responsibilities to employees to meet shift requirements.

  • Requests materials, tools, and supplies needed for a job.

  • Administrates preventive/reactive maintenance schedule.
  • Records and evaluates preventive maintenance activities and programs.
  • Oversees orparticipatesin construction, installation, and preventative maintenance of equipment.
  • Observes/evaluates corrective maintenance or repair on equipment.
  • Orients and trains employees to perform maintenance activities and tasks.
  • Follows safety procedures andmaintainsa safe work environment.
  • Performs maintenance replacement and repair in areas of carpentry, electrical work, plumbing, mechanical, painting, flooring, and other minor building repairsas long asa permit is notrequiredto conduct the job.
  • Ability to properlyutilizenew equipment and follow safety procedures before using this equipment.
  • Record and report all unusual and irregular conditions to the Property Manager.
  • Maintaincordial, professional manner in dealing with residents, contractors, Management, etc.
  • Ensure all equipment, supplies, and materials are in functional working condition in a neat and orderly manner.
  • All other duties as directed by the Board of Directors or Management.

Skills & Qualifications:

  • High school diploma or equivalency preferred.Technical background from university or vocational sources is a plus.
  • Strong communication skills, both verbal and written.
  • Proven experience in maintaining accurate records.
  • Detail-oriented with a focus on precision in record-keeping.
  • Ability to collaborate effectively.
  • HVAC or other training or certification may berequired
  • Minimum 3 - 5 years experience in building trades, repair and replacement maintenance, or handy work.
  • Knowledge of electrical, plumbing, mechanical, and carpentry trades.

  • Must be able tooperatetools and equipment related to facility maintenance.

  • Knowledgeable in the use of Microsoft Outlook, Word,Excel,and PowerPoint

Physical Requirements:

  • Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting,carrying,and moving objects that can weigh up to 100lbs.or more followingappropriate safetyprocedures. This movement can occur throughout the day.You mustalso be able to climb several flights of stairs if necessary.
  • Must be able to sit and stand for extended periods of time.
  • Must be able to communicate both on the phone and in person with our clientstoresolve issues and manage the business.
  • Must have finger dexterity for typing/using a keyboard.
  • Mustbe mobile enough to move around both theoffice,to make copies, send mail and faxes, and to walk around the property. This could include lengthy walks on uneven areas.
  • Talking and hearing occur continuouslyin the process of communicatingwith guests, supervisors, and other associates.
  • Capable of working extended hours,includingevenings,weekends,andholidaysas necessary.
  • This position may alternate between working indoors in a controlled climate and with proper lighting, to an outdoors setting with variable climate and lighting.
  • Must be able to interact with all types of individuals, be mentally alert, detail-oriented, and with good reasoning skills.
  • Must be able to work on more than one assignment at a time with frequent interruptions,changes,and delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons,employeesmust remain alert to working conditions and aware of safety, health, and environmental concerns.
  • Must be able to work effectively and cheerfully in an environment which may be stressful due to adversarial situations resulting from the proper performance of duties

Compensation :

$80,000 - $85,000 /annually
