Cracker Barrel Property Management Coordinator in Lebanon, Tennessee

The Property Management Coordinator supports Property Manager in all functions including but not limited to payment of rent, management of all ground, sign and parking leases, landlord communications, etc.

Responsibility

• Supports Property Manager in payment of rent, entering invoices into Property Management System, tracking lease renewals, etc.

• Assists Property Manager in securing tenant improvement funds and management of Landlord inquiries/disputes.

• Tracks and resolves code violations and lien notices.

• Assists Property Manager in compliance with maintenance/repair and other obligations under all ground leases, sign and parking lot leases; provides notification to other departments as necessary.

• Assists Property Manager with CAM reconciliations and invoicing for CB-managed signs

• Supports Property Manager with tracking/analyzing easement requests from state and local governments, neighboring property owners, and local utility companies; follows up on approved easements to ensure terms and conditions of contract are complied with by all involved parties.

• Provides support to the Real Estate Development/Construction and Legal teams as needed.

• Assists Property Manager with condemnations and DOT takings, as needed.

• Reviews/communicates public meeting and similar notices; notifies Operations and other departments when proposed local projects may have an impact on the store.

• Assists Property Manager with incoming mail and email requests.

Qualifications

Experience and Education

• Bachelor’s Degree in related field or equivalent work experience; 2-3 years property management or real estate experience.

Knowledge and Skills

• Basic financial, restaurant development and business knowledge.

• Working knowledge of real estate leases, contracts, zoning and sign ordinances.

• Computer literate; familiar with AMT or other property management software.

• Strong oral and written communication skills.

• Negotiation, analytical and research skills.

• Capable of multi-tasking; detail -oriented.

• Power Point and Excel proficiency.

Environment and Working Conditions

•This is a hybrid role at our Home Office. In Office Monday, Tuesday, and Wednesday; remote flexibility Thursday and Friday.
