UW Facilities manages the University’s buildings, infrastructure, and land, with more than 1,100 employees in a variety of fields. The Asset Management group includes Capital & Space Management, Real Estate, Sustainability, and other teams responsible for planning and workload management. The Operations group includes Project Delivery, Maintenance & Construction, Campus Energy, Utilities & Operations, Building Services, Transportation Services and Safety. Supporting these groups, as well as the separate Emergency Management team, are the Business Intelligence & Information Technology group and the Finance & Administration group.

Campus Energy, Utilities & Operations has an outstanding opportunity for a Facilities Operations Maintenance Specialist (FOMS) to monitor and evaluate building systems and equipment operations problems and emergencies, taking appropriate action to return systems and equipment to their normal operating conditions; monitor building systems operations to ensure their normal functioning.

Primary Duties and Responsibilities

• Respond to emergency calls and reported malfunctions involving mechanical, electrical, or utility systems • This includes a wide range of systems and equipment such as: elevators, ventilation, heating, refrigeration, electrical, building lighting, street lighting, fume hoods, fire sprinklers, fire extinguishers, fire alarm systems, chemical spills, critical/computer alarms systems, plumbing, doors/windows, kitchen equipment, floods, building leaks and ceiling tiles • Apply journey-level knowledge in associated trades to “triage” problems and direct appropriate trades to complete work; work independently and exercise independent judgment to solve problems • Monitor building systems operations to ensure proper functioning • Initiate corrective action if required on a variety of mechanical, electrical, life support and air conditioning equipment • Coordinate with campus police during off-hour emergencies, e.g., fires, security threats and disruption of any utility systems • Coordinate with campus operations personnel and initiate operating procedures to maintain building environmental systems • This includes monitoring and controlling equipment remotely through the direct digital control (DDC) systems • Respond to building fire alarms and provide assistance to Seattle Fire Department personnel as required • Develop and participate in equipment identification programs • Test and certify building Fire Sprinkler Systems • Participate in and follow through with Campus Engineering and Operations (CEO) process improvement initiatives (Balanced Scorecard, Lean, Ideas Systems) • Comply with occupational health and safety regulations that apply to work actions and conduct on the job, including the use of personal protective equipment whenever required, report safety infractions to the supervisor • Demonstrate strong personal integrity, trustworthiness, responsibility, and accountability • Possess the ability to handle stressful situations and changing priorities effectively • Demonstrate a positive, optimistic, success-oriented attitude • Demonstrate professional demeanor which includes being tactful, civil, and courteous • Demonstrate professional work ethics • Follow all University and Facilities Services policies and procedures • Attend and actively participate in all required meetings and training • May provide intermittent training to other trade and craft workers • May perform occasional preventive maintenance • Other duties as required

Requirements include:

• Four years of journey-level experience in one or more skilled trades, including experience in heating and air-conditioning systems, mechanical and electrical systems

Additional Requirements include:

• Demonstrated effective communication skills with clients in normal and adverse conditions • Basic PC computer skills

Equivalent education/experience will substitute for all minimum qualifications except when there are legal requirements, such as a license/certification/registration.

Desired:

• Journey-level experience in at least two skilled trades • Excellent HVAC skills and repair experience • Excellent electrical repair experience and troubleshooting in a commercial or institutional setting • Excellent plumbing skills • Experience in the operation of elevators and the emergency evacuation of trapped occupants • Experience in the repair and troubleshooting of streetlights • Good commercial refrigeration controls skills and repair experience • Good carpentry skills • Good commercial equipment repair experience • Experience with Microsoft Office, Adobe Acrobat, and maintenance work request and work order programs

Conditions of Employment:

• Must be able to work rotating shifts • Depending on the rotation, this involves working nights, weekends, and holidays to provide 24/7 coverage 365 days a year • Due to the requirement for continuous coverage this position is subject to callback outside of the rotating shift hours and occasionally unscheduled overtime • Have knowledge and understanding of safe work practices and policies • Must be able to wear all proper Personal Protective Equipment (PPE) as required • Have possession of a valid motor vehicle operator's license recognized by the State of Washington and have a good driving record • Must be willing to work in BL2 and BL3 labs (shower in – shower out facilities) • Must be willing and able to access confined spaces and heights using appropriate safety procedures • Must be able to lift or carry heavy objects, climb ladders, work in restricted movement areas, mechanical/electrical spaces, ventilation fan housing, etc. • Must have a great ability to work under adverse conditions and under pressure situations • Must be able to use effective communication skills with clients to help mitigate major facilities emergencies • Must be able to work in a diverse workforce • Must be able to work both independently and as a team member • Must be able to work outdoors under all weather conditions • Must be able to communicate effectively on portable hand-held radios with the Seattle Fire Department, University Police Department, and other Facilities Services staff • Must be able to follow all Washington State safety rules and regulations • Must always maintain a professional appearance • Must be able to work around asbestos containing material and equipment, following proper safety procedures • Must be able to be fitted for and wear a respirator on the job • Approved safety shoes must be provided at the employee’s expense and worn on the job • Must participate in medical screening/monitoring (such as TB screening and proof of measles inoculation) required for work assignments in locations, including but not limited to, nonhuman primate areas, the Animal Research and Care Facility, and the University of Washington Medical Center • Must be able to work in a non-smoking environment • Regular and predictable attendance is required
