This role is responsible for assisting in carrying out the company processes of the facility, including corrective, preventative, routine, and cosmetic maintenance. Porter is also responsible for the make-ready process consistent with the property's operational objectives under the supervision of the Supervisor and Manager.

salary: $10 - $12 per hour

shift: Second

work hours: 6 PM - 1 AM

education: No Degree Required

Responsibilities

• Responsible for cleaning, trash removal, and general upkeep of grounds, including common areas

• Respond to management requests for common areas in a timely manner

• Ensure all replacements necessary for community common areas.

• Responsible for daily review of the exterior of the facility, including grounds, breezeways, and all common areas

• Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns

• Responsible for understanding and following Asset key policy

• Maintain well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines

• Assist the Maintenance Supervisor in maintaining the hazard communications program; and promote safe work practices

• Participate in audits, reviews, and stock cycle counts as requested

• Report any observed violations of community rules and regulations to Supervisor and/or Manager

• Utilize property resources, equipment and supplies economically

• Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager

• Customer Relations

• Manage excellent customer service and monitor turnaround and responsiveness

• Projects a favorable image of the facility to achieve property objectives and public recognition

The essential functions of this role include:

• manual lifting up to 25lbs
