Oracle Regional REF Senior Manager - LAD North in ZAPOPAN, Mexico

Job Description

As a Regional Facilities Senior Manager for the LAD East region, you will be responsible for delivering outstanding customer service to our internal employees and ensuring all properties are aligned with local, state, and federal agencies. We are looking for a hands-on Senior Manager with expertise and passion to lead a team of diverse & experienced professionals committed to collaborating with customers, senior leaders, vendors, and others. In this role, you will work on-site with various business units and projects to deliver state-of-the-art workspaces.

  • Supervise all aspects of multiple commercial buildings occupied by Oracle; this includes all building and grounds maintenance. Handle the operating costs, capital expenditures, and overall financial health of all properties within the LAD East portfolio.

  • Understand real estate leases, contractual agreements, and vendor service agreements; work with legal counsel as needed.

  • Support and own the implementation of short and long-term Real Estate projects.

  • Handle relocation/consolidation/expansion and construction activities as the need arises.

  • Maintain inventory of annual service contracts, fixed assets for each office, and properties. Work with tax department on assets transfers when we relocate or close a facility.

  • Partner with the real estate project manager and space planner; attend weekly construction meetings, participate in location site selection (attention to meeting business requirements/efficiency in space utilization). Identify punch list items and follow up on completion. Walk through sites for construction-related warranties; monitor defects.

  • Collaborate with the internal planning team on space requirements as presented by internal customers. Carefully review fit plans to make sure user requirements are incorporated and drawings are accurate. Provide line of business managers the opportunity to review and comment on fit plans; follow up to obtain feedback and confirm approval.

  • Monitor employee growth trends and work with internal planning organization to provide space based on line-of-business needs.

  • Collaborate with cross-functional partners such as Projects, HR, Global IT, Security, Procurement, Lease Administration, EHS to maintain open, positive relationships with cross-team members and employees.

  • Handle contractors, suppliers, and vendors to deliver goods and services against contracts, monitor time receipt of invoice as well as vendor payment. Ensure sourcing activities align with Oracle guidance to include sourcing of diverse suppliers.

  • Engage proactively in Corporate Social Responsibility and drive Energy/Sustainability programs.

  • Participate and maintain Risk Management and Resiliency Program (RMRP).

  • Effectively run the operations, capital budget and expenditures; including budget development (optimize cost while increasing value); financial reporting, and operations analysis.

  • Lead, mentor, supervise staff, and recruit in multiple locations, this includes FTE and contractors.

  • Resolve appropriate staffing levels needed in various sites.

  • Adequately establish, communicate, and supervise the progress of group goals/objectives/training.

Preferred qualifications:

  • Experienced in commercial real estate multi-site lease and facility operations.

  • 8-10 years management experience preferably with a large corporation. Prior construction management experience is preferable.

  • Bilingual skills required - must be able to read, write, and speak both Spanish & English.

  • BA/BS or equivalent experience in Facilities Management, Business Administration, or a related field is desirable.

  • Professional certification is desirable.

  • Demonstrate strong written and verbal communication skills.

Responsibilities

Responsible for space planning, building, and office management services for economy of operation and maximum usage of facilities and equipment within an assigned geographic territory.

As a member of facility management you will oversee office services, facility management, and building related services for several locations and/or buildings. Handles the design, planning, construction, and maintenance of equipment, buildings, and other facilities. Plans, budgets, and schedules facility modifications, including estimates on equipment, labor, materials and other related costs. Oversees the coordination of building space allocation and layout; and facilities expansion. Provides quarterly space planning updates as well as reconciles monthly facility expenses. Participate in various committees/task forces and group goal planning as needed.

Assists in the development of short, medium, and long term plans to achieve strategic objectives. Regularly interacts across functional areas with senior management or executives to ensure unit objectives are met. Excellent verbal and written communication skills. Familiarity with email and Microsoft Office applications and purchase order systems is crucial. Willing to function as after hours contact for facilities emergencies and be accessible via phone or pager. Travel is necessary. Pager and cell phone necessary after hours. 10 years prior facilities management. BA/BS degree or equivalent. Additional professional credentials preferred such as RPA/FMA, CFM.
